How to Know When Your Asphalt Shingle Roof Is Near the End of Its Life
Most homeowners don’t think much about their roof until there’s a leak. But by the time water is showing up inside the house, the roof may have already been failing for quite a while.
One of the most common signs that an asphalt shingle roof is nearing the end of its life is granule loss. If you’re finding a significant amount of shingle granules in your gutters, downspouts, or around the base of your home, that’s often a sign that the shingles are wearing down. Those granules help protect the shingles from the sun and weather. Once they’re gone, the roof can age much faster.
You may also notice shingles that are curling, cracking, loose, missing, or lying unevenly. Dark streaks, exposed fiberglass matting, soft spots, and repeated small leaks can also point to a roof system that’s no longer performing the way it should.
Another thing to consider is age. Even if a roof looks “okay” from the ground, older shingles may be brittle and weakened. In Western Pennsylvania, our roofs deal with rain, snow, ice, wind, heat, and freeze-thaw cycles. Over time, that weather takes a toll.
